Terms and Conditions

1. Booking and Payment

  • Bookings are only confirmed upon receipt of full payment, unless otherwise agreed.
  • The lead guest must be at least 18 years old and is responsible for all guests included in the booking.
  • Valid photo identification may be required to confirm your reservation.
  • Prices are quoted in GBP and may be subject to VAT at the prevailing rate.

2. Use of Accommodation

  • The property is provided for short-term accommodation only and does not create a tenancy or any rights of occupancy beyond the booking period.
  • Maximum occupancy must not be exceeded; only registered guests may stay overnight.
  • The property is to be used for residential purposes only-no parties, events, or commercial activities are allowed.

3. Check-in and Check-out

  • Check-in is from 3PM, and check-out is by 11AM. Early check-in or late check-out may be possible by prior arrangement and may incur additional charges.
  • Guests must inform the host of their expected arrival time in advance.

4. Guest Conduct

  • No smoking or vaping is permitted inside the property.
  • Guests must keep noise to a minimum, especially during designated quiet hours.
  • The guest is responsible for the conduct of all persons staying in the accommodation and for ensuring compliance with these terms.

5. Property Care and Damages

  • Guests must keep the property, furnishings, and all contents in good condition and report any damage or loss immediately.
  • The property should be left in a clean and tidy condition on departure; extra cleaning or damage may incur additional charges.
  • Waste should be disposed of lawfully and in designated bins.

6. Access

  • The owner or management agent reserves the right to access the property for maintenance, repairs, or inspection, with reasonable notice except in emergencies.

7. Cancellations and Refunds

  • Cancellations are subject to the policy stated at the time of booking. Refunds may be limited or unavailable for late cancellations or no-shows.
  • If the property becomes unavailable due to circumstances beyond our control, we will attempt to offer alternative accommodation or provide a refund.

8. Liability

  • The accommodation provider is not liable for loss, theft, or damage to guests’ personal property during their stay, except where required by law.
  • Guests are responsible for their own safety and that of their party, especially children, during the stay.

9. Breach of Terms

  • Failure to comply with these terms may result in immediate termination of the booking without refund and removal from the property.
